You may have the perfect house to sell, in a desirable location, but if you sell it at the wrong time, you may end up receiving tens or even hundreds of thousands of dollars less than you should. Traditionally, Spring has always been the best time to sell, with a healthy amount of properties on the market, and an abundance of buyers. However, the pandemic has thrown convention into a flux and strayed away from seasonal patterns.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">So when is the \u2018best\u2019 time of year to sell? Here\u2019s a brief rundown of the benefits and drawbacks of both seasons:<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"article-img alignnone wp-image-1396 size-full\" src=\"http:\/\/planulife.com\/wp-content\/uploads\/2021\/12\/COVER-SPRING-copy.png\" alt=\"\" width=\"1024\" height=\"380\" srcset=\"https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/COVER-SPRING-copy.png 1024w, https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/COVER-SPRING-copy-300x111.png 300w, https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/COVER-SPRING-copy-768x285.png 768w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/p>\n<p><b>PROS<\/b><\/p>\n<p><b>Quantity:<\/b><span style=\"font-weight: 400;\"> This is when the majority of people are in the market to buy a house.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><\/p>\n<p><b>Weather:<\/b><span style=\"font-weight: 400;\">\u00a0 Favourable conditions ensures that you can show your house in the best possible light.<\/span><\/p>\n<p><b>CONS<\/b><\/p>\n<p><b>Apathy: <\/b><span style=\"font-weight: 400;\">More people looking to purchase a home can lead to buyer apathy, with more listings saturating the market. Bully offers are also more likely, with potentially negative market conditions.<\/span><\/p>\n<p><b>Less serious buyers:<\/b><span style=\"font-weight: 400;\"> Since there are more houses available on the market, buyers have more choice, and are less serious when making offers,<\/span><\/p>\n<p><img decoding=\"async\" class=\"article-img alignnone wp-image-1397 size-full\" src=\"http:\/\/planulife.com\/wp-content\/uploads\/2021\/12\/COVER-WINTER.jpg\" alt=\"\" width=\"1024\" height=\"380\" srcset=\"https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/COVER-WINTER.jpg 1024w, https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/COVER-WINTER-300x111.jpg 300w, https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/COVER-WINTER-768x285.jpg 768w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/p>\n<p><b>PROS<\/b><\/p>\n<p><b>Serious buyers: <\/b><span style=\"font-weight: 400;\">Buyers that are looking in the Winter generally are facing some sort of deadline. You may not get as many showings, but the people that are coming through are typically more qualified and serious.\u00a0<\/span><\/p>\n<p><b>Limelight:<\/b><span style=\"font-weight: 400;\"> With less houses on the market, your home will be more desirable, and may push up prices,<\/span><\/p>\n<p><b>Contractors:<\/b><span style=\"font-weight: 400;\"> Handyman services are promptly available &amp; at lower costs. During the Spring and summer, it takes weeks to get a contractor in to get your house ready.<\/span><\/p>\n<p><b>Access to loans:<\/b><span style=\"font-weight: 400;\">\u00a0 Greater at the beginning of the year, therefore, loans can be processed quicker &amp; buyers are more readily deemed qualified.<\/span><\/p>\n<p><b>CONS<\/b><\/p>\n<p><b>Weather:<\/b><span style=\"font-weight: 400;\"> Not just due to the cold temperatures and snow, but also because the sellers will less likely wish to move, due to the harsher conditions,\u00a0<\/span><\/p>\n<p><b>Holiday season: <\/b><span style=\"font-weight: 400;\">Busy time of year, with family obligations, end-of-year deadlines etc.<\/span><\/p>\n<p><b>Lack of light:<\/b><span style=\"font-weight: 400;\"> it\u2019s more difficult to show your house in the best possible \u2018light\u2019. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">But what about the statistics?\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">All the data from the Toronto Real Estate board would support the notion that purchasing in winter is increasing in popularity, and also the prices are rising at a quicker rate for then too.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If we look at the principal months of Spring: April<\/span><span style=\"font-weight: 400;\"> and May compared to December and January for Winter, we can see from the last full set of yearly results, that April took a 67.0% drop, with May decreasing by 53.7%. Even though January the sales dropped for year-over-year sales, December<\/span><span style=\"font-weight: 400;\"> increased significantly. <\/span><\/p>\n<p><span style=\"font-weight: 400;\"> <img decoding=\"async\" class=\"article-img aligncenter wp-image-1398 size-full\" src=\"http:\/\/planulife.com\/wp-content\/uploads\/2021\/12\/New-graph-1ST.jpg\" alt=\"\" width=\"1280\" height=\"720\" srcset=\"https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/New-graph-1ST.jpg 1280w, https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/New-graph-1ST-300x169.jpg 300w, https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/New-graph-1ST-1024x576.jpg 1024w, https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/New-graph-1ST-768x432.jpg 768w\" sizes=\"(max-width: 1280px) 100vw, 1280px\" \/><\/span><\/p>\n<p><span style=\"font-weight: 400;\">Nationwide, the pattern was similar. The Canadian Real Estate Association (CREA) reported in December 2020<\/span><span style=\"font-weight: 400;\"> that there was a 47.2% year-over-year gain in sales that month,\u00a0 \u2013 the largest such increase in monthly sales in 11 years, by a margin of more than 12,000 transactions. <\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"article-img aligncenter wp-image-1399 size-full\" src=\"http:\/\/planulife.com\/wp-content\/uploads\/2021\/12\/New-RED-GRAPH.jpg\" alt=\"\" width=\"1280\" height=\"720\" srcset=\"https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/New-RED-GRAPH.jpg 1280w, https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/New-RED-GRAPH-300x169.jpg 300w, https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/New-RED-GRAPH-1024x576.jpg 1024w, https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/New-RED-GRAPH-768x432.jpg 768w\" sizes=\"(max-width: 1280px) 100vw, 1280px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">And it\u2019s not just the number of homes, that are being sold in Winter<\/span><span style=\"font-weight: 400;\"> vs Spring that is increasing, but also the average value<\/span><span style=\"font-weight: 400;\"> of those houses being sold too:<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"article-img aligncenter wp-image-1400 size-full\" src=\"http:\/\/planulife.com\/wp-content\/uploads\/2021\/12\/New-graph-copy.jpg\" alt=\"\" width=\"1280\" height=\"720\" srcset=\"https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/New-graph-copy.jpg 1280w, https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/New-graph-copy-300x169.jpg 300w, https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/New-graph-copy-1024x576.jpg 1024w, https:\/\/lifelonginvestments.ca\/wp-content\/uploads\/2021\/12\/New-graph-copy-768x432.jpg 768w\" sizes=\"(max-width: 1280px) 100vw, 1280px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Whereas in May, the average house price from 2019 to 2020 increased by $45,000, from April during that same period, it actually dropped slightly. But the average price of a house in January went up $90,000, and in the case of December, by $94,000. Indeed, May and December had nearly identical average prices at $838,000, but on average, houses in December 2020 sold for $70,000 more than in May<\/span><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">With record-breaking sales<\/span><span style=\"font-weight: 400;\"> volume recorded during both winter and spring months<\/span><span style=\"font-weight: 400;\">, there\u2019s no \u2018bad\u2019 time to sell your house. However, whilst there\u2019s little doubt that most houses are bought and sold in Spring, there is more value to be found in Winter. With the advent of cutting edge A.I. focused realtor websites like Lifelong Investments<\/span><span style=\"font-weight: 400;\">, it\u2019s easier for buyers and sellers to actively be looking irrespective of the weather.
